Planning success for 89 new homes in Fishtoft

Gleeson Homes, the leading high-quality, affordable housebuilder, is delighted to announce that detailed planning permission has been granted for a new residential development off Gaysfield Road in Fishtoft, Lincolnshire.

The development, named Pilgrims Gate, will transform around nine acres of land into a vibrant new community of 89 energy-efficient homes, designed to meet the needs of the local area. The site is ideally located within easy reach of Boston, offering excellent access to market towns, transport links and key amenities; construction is expected to begin in 2026.

Pilgrims Gate will feature a mix of 2, 3, and 4-bedroom homes, with about 20% of properties available through affordable rent and shared ownership schemes. Open market prices are expected to start from around £185,000, making homeownership accessible to couples earning the National Living Wage, true to Gleeson’s mission to deliver affordability without compromising on quality.

In addition to delivering much-needed homes, the development will include community green space with enhanced landscaping and a play area, helping to create a beautiful community space for residents. Gleeson will also contribute £400,000 to support local education, NHS services and travel initiatives through Section 106 agreements agreed with the local council.

As always, Gleeson is committed to working closely with local communities. Throughout planning, Gleeson has remained committed to taking on board feedback from the wider community, making changes where necessary to ensure the scheme's design and infrastructure support long-term sustainability and integrate seamlessly with the surrounding area and existing communities.

“We’re proud to be bringing Pilgrims Gate to Fishtoft. This development reflects our ongoing commitment to building homes that are not only high-quality and great value, but also rooted in the needs of the local community. We’ve listened carefully to feedback and made thoughtful adjustments to ensure the scheme complements its surroundings and delivers real value to local people.”
